We work as either a principal or sub-contractor, bringing together building professions and trades to provide turnkey solutions for clients across London and south-east England.

The shell and core approach was first developed by commercial property developers in the US, but became popular in the UK with the ground-breaking Broadgate development in London during the mid-1980s.

It involves the construction of a building’s central structure – a ‘blank canvass’ that includes its main services, walls and windows – and leaving its customisation to the client, leaseholder or tenant by way of an interior design fit-out.

Separating these phases helps to not only reduce the cost of construction, but also minimises running costs thanks to the concrete core’s energy-efficiency and heat-storage qualities. It also allows developers and clients to work up the project’s fit-out while the shell and core works are under way.
